Roofing
The roof is considered to be a homes first line of defense from the elements. Defects in the roofing system can cause costly damages to the structure, finishes and personal items in the home.

ExteriorThe exterior of the home not only provides our aesthetics it protects everything underneath. A well maintained exterior reduces repair costs on a home. All visible aspects of the exterior are inspected.

StructureThe structure of the home is inspected from top to bottom where visible. This includes entering attics and crawlspaces when possible. Indicators of any underlying structure issues are also reported.

ElectricalThe electrical inspection includes everything from the main electrical panel down to the doorbell. Panels are opened, electrical outlets are tested, locations containing moisture such as kitchens and bathrooms are verified for proper GFCI protection, light switches are operated and much more.

HeatingAll heating sources are activated to ensure they are delivering heat properly. Gas units are tested for CO and gas leaks. A visual inspection is done and condition/age of each unit is noted. An accurate age can help you determine whether replacement is in the near future.

CoolingAll permanent AC units are activated when temperatures allow. Registers in the home are checked to ensure condition air is being delivered. Outside units are visually inspected for deficiencies and age documented.

InsulationInsulation is extremely important in a cold climate like Montana. Not only does proper insulation make a home more comfortable it can significantly lower heating and air conditioning cost over the life of the home.

PlumbingThe plumbing inspection includes everything from the water heater down to the drain stops. All the plumbing fixtures in the home are operated and any deficiencies in the system are noted.

InteriorThe interior is where you call home. While cosmetic issues are not a priority during a home inspection underlying problems are. The interior is inspected on all floors for indications of underlying deficiencies and for proper function/safety of the interior components.
